We make LiftAuth. It is marked “Our product” and has the same fields as every other tool. Tools are listed alphabetically within each group.
This list is written by a vendor, so it does not rank the tools. Each tool gets the same facts and a note on who it suits. “Not stated publicly” means we could not find the information on the vendor’s own pages. The product may still do it.

These five sell to elevator contractors by name. Their own sites describe elevator work such as maintenance contracts, callbacks and tests. Forz also serves other trades and has a separate elevator product page.
It says most customers are live within 2–7 days. Nothing on its site mentions US codes or US customers, so ask for US references before you sign.
FIELDBOSS publishes more elevator-specific features than any other tool here, and runs field service and accounting on one Microsoft platform. Reviewers praise its elevator knowledge and support, and mention the learning curve.
Forz schedules Cat 1 and Cat 5 tests and keeps Maintenance Control Program records. Forz also publishes its own “best of” list, with a disclosure, and scores itself first.
LiftAuth is strongest where the Building Manager takes part: they see visits and Invoices, approve Quotes and sign off work in the free building manager apps. It is new to the US and has no project or AIA billing.
LiftKeeper is built by people from the elevator industry, and its account managers have elevator experience. It connects to QuickBooks, Intacct or Microsoft Dynamics through its APIs. It has no public reviews, so you will need a demo and references to judge it.
These four are built for many trades. Some elevator contractors use them, and they appear on other “best elevator software” lists. None describes elevator tests on its own site.
BuildOps fits a contractor that runs elevators alongside other trades and uses Viewpoint, Sage Intacct, NetSuite or QuickBooks. An elevator-only contractor would set up test cycles and elevator records itself.
Fieldy has a free trial. Its elevator page describes its general field service product, so you would track test dates and witness bookings yourself.
Method has a free trial and a customer portal. It is a CRM and field service tool built around QuickBooks, with no elevator-specific features stated. Method also publishes its own list of elevator software.
ServiceTitan is a broad platform with a customer portal and accounting integrations for NetSuite, Sage Intacct, QuickBooks, Viewpoint and Sage 50. Its site does not describe elevator test tracking.
Klipboard appears in searches for elevator software. Its elevator product is written for the UK market.
Reviewers rate Klipboard well for support and ease of use, and it integrates with Xero and QuickBooks. Its compliance features follow UK regulations, so it is unlikely to suit a US contractor.
We started from the tools named on seven published “best elevator software” lists, including those by FIELDBOSS, Method, Forz, Contractor+ and fieldservicesoftware.io. We kept the tools that sell to elevator contractors by name or come up on several lists, then checked each one on its own website and review listings on September 30, 2026.
Why ElevatorApp isn’t on the list. Several lists include it as contractor software. Its own site now describes it as an “Independent Elevator Advocate for Building Owners” that coordinates service for buildings, with its software behind a login. That makes it a tool for building owners, so we haven’t scored it here (elevatorapp.com).
Not covered in this edition: Praxedo, Expert Service Software, Total Service, Workever, SafetyCulture, Field Force Tracker, Jobber, ManageMart, Joblogic, Simpro, Contractor+, Fieldproxy, Fiix, Limble and UpKeep. We didn’t research them in enough depth to write about them fairly.

The Building Manager is the company responsible for a building, such as a managing agent or a co-op board. An app or portal lets them see visits, approve quotes and sign off work without phoning your office. What each tool states:

It depends on your business. FIELDBOSS suits contractors on Microsoft Dynamics 365 and Business Central, and Forz schedules Cat 1 and Cat 5 tests. LiftKeeper is an elevator-only vendor with a free customer portal. LiftAuth (our product) has building manager apps and a 2-week trial.
None of the tools on this list says it files or submits reports into DOB NOW: Safety. FIELDBOSS and Forz describe Cat 1 and Cat 5 test scheduling.
Fieldy and Method offer free trials with no credit card. ElevatorPlus offers a trial after a demo call. LiftAuth offers a 2-week trial with your own elevators loaded. FIELDBOSS, BuildOps and ServiceTitan show no free trial on Capterra.
